So recently I’ve found myself saying this line to friends & family, “I must be the only person
who pays their bills on time. My tenants don’t pay on time. My clients don’t pay on time. So I must be the only one.”
Now, I know that to say this is an exaggeration but this is how it feels sometimes, what with my most favorite mortgage company constantly still pestering me every month even though I still have never made a late mortgage payment….but I digress.

So, my
best tenants asked me the other day if they could go look at another property of mine that has been vacant for about 8 months. They mentioned that they were looking for some more room as there seems to be some dissension among the roommates as to who gets the master bedroom. The other bedrooms are pretty small. The whole 3-bedroom house they occupy now is only about 950 sq.ft. whereas the new place is about 1200 sq.ft.

This post really has nothing to do about being a landlord but … anyway. Last week I had to finally break down and replace the air conditioning unit in my primary residence. The one that was installed was about 15 years old and apparently not very efficient when it was new. For the 5 years I have lived in this house the unit mostly de-humidified the environment, but cooling? Not so much.
I got a recommendation from a local real estate agent for a good AC company here in Melbourne Beach, FL. The guy that came out is the president of the company, installer, salesman and service technician. Basically a one man show.

OK, so the landlord gods must be smiling down on me or something. I recently rented one of the vacant rental houses to a couple who seemed nice at first (but then they all do).
After the couple decided they wanted to sign the lease, we met at the property to do a pre-move in walk through. They asked me if I minded if they painted the interior of the house. I said, “Sure as long as the choice of color does not approach black.” They laughed and explained that it would be an off-white.
