Delusional Tenants

So this past week I had a sales representative from Sears (of all places) call me to ask my permission to come out to one of my rental properties to give the tenant an estimate to replace the central air-conditioning system in her unit.

Now, lets just pause a moment to think about this……

Ok, now. What in TARNATION is this tenant thinking?! I know she must obviously want a new air-conditioning system  but I don’t know how many tenants have a spare $2500 just lying around to pay for it. Well, it turns out that she wanted ME to pay for the replacement of course.  W-H-A-T-E-V-E-R  lady.

She went so far as to have a salesman from Sears come out to her unit, give her an estimate and then call me to give me the price. At the end of the salesman’s pitch over the phone, he asked when I would like the new unit installed. Again, W-H-A-T-E-V-E-R.

This tenant skipped one crucial step in the transaction. Call the landlord first to ask if a new air-conditioning unit could be installed. Duh?!

    Good post!

    I had some tenants who painted a giant face on the side of the carport of one of my rental houses. Fortunately, it couldn’t be seen from the street, but the neighbors had a perfect view of it.

    The neighbors, who apparently don’t appreciate fine art, contacted me and the tenants agreed to cover the face with a fresh coat of paint.

    What are they thinking? Don’t they think landlords track what’s going on at our houses, even if only covertly.

    Chalk one up for the landlord!

    This is a well documented phenomenon. The instant the tenant takes possession of the rental unit, it is transported into a superman like bizzaro universe where up is down and down is up and rules of common sense no longer apply. Next time the tenant calls, ask her to look out the window and tell you the color of the sky. This is a telltale sign.
