Moving Tenants To Another Property

So, myMovin' on up. best tenants asked me the other day if they could go look at another property of mine that has been vacant for about 8 months. They mentioned that they were looking for some more room as there seems to be some dissension among the roommates as to who gets the master bedroom. The other bedrooms are pretty small. The whole 3-bedroom house they occupy now is only about 950 sq.ft. whereas the new place is about 1200 sq.ft.

The day I showed the vacant house to them, they proceeded to debate amongst themselves, in front of me, the pros and cons of the house. I think that they feel comfortable enough with me and that’s fine. Tenants usually distrust the landlord at best but these girls just seem super comfortable.

During their deliberations they asked if I could do some things to the new place like install a sprayer in the kitchen sink, install a chain-link fence so their pets don’t get out of the backyard and change a couple of lock sets on internal doors.

I agreed to do all these things because these girls are the absolute best tenants I have ever had and anything I can do the make them happy, I will. In short, they ROCK!

    So…why the long vacancy?

    Chris,

The property in question was vacant for so long for the following reasons:

-Large inventory of rental properties in the area.
-Tenants can get brand new houses for the same rent as this one which is over 50 years old.
-Landlords in the area are desperate and will seemingly rent to anyone.
    (see above)

I wrote about this in more detail earlier this year.
