I just started requiring the application before I show the rental. It usually works if the prospect has internet and can access my site. I added a downloadable pdf application and created an online form (through zoho creator) that they can fill out online. I figure that only about 10% of my showings actually apply and the rest are shopping so I would rather deal with the ones that have already applied. So far it has save A LOT of time.

Then there’s the prospective tenant who makes an appointment to see the place and never shows up.
Now, I’ve learned to get their cell phone number and call them before I drive across town to show the place. (Yes, I live in a better section of town than where the majority of my rentals are located.)
I’ll often ask a prospective tenant to take a drive by the rental in order to ascertain whether they would like to see more (the inside). If they’d like to see more, we’ll make an appointment.

I currently use a property manager and I am sure these type of things happen to her as well. What would you say a percentage of your time is wasted on these types of showings?

You are dead on! I hate people trying to scam me.

I try to ask lots of questions up front and talk about my screening process to keep the sketchy/problem tenants away and save me time. I am sure I do scare away some decent tenants, but like you (I am guessing), I would rather find the right tenant that just try to fill the unit.

I get the same thing: people telling me they are interested when I know they’re not. I don’t even bother to ask them if they want an application or not.
