As Nathan said there are so many horror stories out there you tend to err on the side of caution. I've only ever taken the chance once to let a tenant do some work for me. It worked out but I considered that my lucky shot and never bothered with it again. Great to hear it worked out for you. There are so many horror stories out there, it's good to hear of a tenant that goes above and beyond their basic duties! We require tenants of single-unit properties to take care of the yardwork without a break one the rent, but it's not usually kept up as well as we would like. That’s great!
