I used the following letter to get some of the illegitimate occupants/squatters out of my one of my places.  Our landlord associating in the area considered this a &quot;home run&quot; because it worked.  Here it is:
 
Dear Occupant(s) of Bldg 643 J Street,

	Please be advised that we intend to conduct a maintenance overhaul of the electrical systems at 643 J Street starting on Saturday, July 9, 2005.  This will entail a complete power shutoff at the main breaker box for the building as breakers and switches may need to be replaced.  It is undetermined when the work will be completed.  Our estimates are at three weeks. 

As squatters in 643 J Street, you are advised to clean up the premises and move out before then.  Should you remain in the building, we will not be responsible for spoiled food and drink that remain in the refrigerator.  Should you have medicines that require refrigeration, get an ice chest.  

Thank you in advance for you anticipated cooperation.

I hope this letter helps.  In reality, what legal standing do the squatters have in order to get in the way of building maintenance and A/C disablement-shutdown?  They should get the message and move on, especially in the hot summer time.  Also, perhaps you can fashion this letter into another effective approach, i.e., fumigating or appliance repair (pulling out appliances in order to take them to the repair shop.)
Also, you can always take off the front and back doors in the middle of the winter because the doors need to be resized or repaired or whatever you can come up with.
